What is the difference between planning and building regulations?

Planning permission controls what you can build and where. Building regulations control how you build it - covering structure, fire safety, insulation and accessibility. Most projects need both.

Do I need a structural engineer?

Usually yes - for any work involving removing walls, new openings or extensions. We coordinate with trusted engineers and include their input in our drawings.

How long does planning permission take?

Typically 8 weeks for householder applications once submitted. We allow 2-4 weeks beforehand for design and preparation. Larger or more complex schemes may take longer.

What if my planning application is refused?

Can I live in my home during building work?
